The City of Frederick has a well-kept historic district, made up of about 50 square blocks of 18th and 19th Century homes and buildings, a destination location for shopping, wineries, antique shops, restaurants, and entertainment venues. The City of Frederick has a population of about 60,000. Frederick Historic District Boundaries:

Frederick Sellers: Give Your Home the Sniff Test

When a Frederick home seller is getting their home ready for the market, the look of the home is not the only thing to be considered; all five of the senses need to be given thought. The most overlooked… the odors in the house. Overwhelming odors can be offputting to buyers at best, and leave a negative impression at worst.
Here are 6 places to pay attention to:
1. Closets – odors tend to build up in closets because they stay closed.
2. Bathrooms – besides the obvious odors, mildew on surfaces and towels can be either subtle or overt.
3. Bedrooms – dirty clothes, bed linens, and musty drapes can cause odors.
4. Kitchens – Onions, garlic and ethnic spices can linger in the air from last night’s dinner.
5. Basements – Basement rooms often don’t benefit from the airflow that the main floor rooms have, and musty odors can build up.
6. Pet smells – homeowners can get used to pet smells and forget that buyers will immediately notice the lingering smell of pets.
- Natural solutions like baking soda are the best for possible sensitivities that others may have to cleaning solutions. Baking soda absorbs the odors from the air, not just masking them like commercial air fresheners.
- Before leaving before a showing, put towels and dirty clothes in the washing machine. You’ll want to set out the “good towels” anyway.
- Use absorbant air fresheners in the closets. They will absorb the stale odors in the air. Put air fresheners inside gym shoes or any others that build up odors.
- Use a dehumidifier in the basement to keep the musty smell away. Place fans to circulate the air periodically.
- If you’re going to clean with strong odors like bleach, clean the night before so the odors are not so strong to “hit someone in the face” when they enter a bathroom.
- Place pet beds and items outside or in a garage before a showing. They should be out of sight anyway, for buyers who may have allergies or sensitivities.
- Above all, keep the house clean. Don’t let it build up and you won’t have a huge amount of work to do right before a showing. It can seem tedious when you have your home on the market, but it will pay off with a speedy offer.

Home Improvement ROI

Frederick homeowners are renovatining their homes for several reasons in today™s real estate market. Many owners who purchased since 2002 have been forced to stay in their homes because they owe more than the house is presently worth. They realize that since they will be staying in their home for a while, they might as well make improvements that they will enjoy. Others are improving their homes to make them more market ready when they decide to sell. When upgrading a home, it is always wise to keep with the standard of the neighborhood.
ROI – Return on Investment
Whatever the reason, making careful and thoughtful decisions about home improvement is very important if you want to get the highest return on investment. Generally, home improvements do not bring the full return of the cost at the sale of the home, but some improvements bring a better return than others.
Along with National Association of Realtors, (NAR) Remodeling Magazine conducts an annual survey that is one of the most comprehensive on the subject of return on investment when it comes to home remodeling. The 2010 survey has just been published at costvsvalue.com.
The average payback on home improvement projects in the Washington metropolitan area was 64%, with a low of 48% on a home office remodel, and a high of 147% on a steel entry door replacement. (The steel entry door was the only improvement that got the full return on investment.)
The 5 top ROI projects are:
¢ An attic bedroom at 90% ROI
¢ A basement remodel at 84% ROI
¢ Siding Replacement at 80.5% ROI
¢ A wood deck addition at 79.8% (A composite deck has a 71.2% ROI)
¢ Window Replacement (wood) at 78.4% ROI (Vinyl widows bring 76.4% ROI)
What gets the least ROI?
¢ Office Remodel at 48% ROI
¢ Sunroom Addition at 55% ROI
¢ Backup power generator at 60% ROI
¢ Bathroom addition at 62% ROI
¢ Garage addition at 66% ROI
While the cost vs. payback factor is important in planning renovation projects, it shouldn’t be the only consideration. For homeowners who are renovating to be able to œage in place or who need to care for an elderly family member, or remodel for a home office so they don™t have to commute, other issues may be more important than return on investment. For some projects, the satisfaction and quality of life while living in a house that you love is the main priority.
