MRIS has published the real estate sales statistics for  Montgomery County for  May2010*

Note:   There are currently  4961 homes listed for sale in  Montgomery County,  that makes  roughly a  4-5 month inventory.     Sellers are getting 96% of list price on average, as opposed to 91% at this time last year.   We™re seeing  market stabilize in Montgomery County.  

*Other notable sales statistics:         64% of the homes that sold last month sold in under 30 days.   12% were cash deals. (higher than the usual  7 – 9%)

New Construction:   234 Active Listings, 30 Sold.

Note:   There are currently  5194 homes listed for sale in  Montgomery County,  that makes  roughly a  3-4 month inventory.     Sellers are getting 95% of list price on average, as opposed to 91% at this time last year.   We’re seeing  market stabilize in Montgomery County.  

*Other notable sales statistics:         58% of the homes that sold last month sold in under 30 days.   15% were cash deals. (much higher than the usual  7 – 9%)

Notes:   There are currently  4613 homes listed for sale in  Montgomery County,  that makes  roughly a  4 month inventory.    Average prices are only declining 3-5% over last year at this time, so the market is stabilizing.    Sellers got an average 94% of list price this  month compared to 90% last January.    
1517 pending sales is great,  we haven’t seen this many contracts since Spring 2006.
*Other notable sales statistics:      The largest number of  sales (46%) were  with Conventional  fincancing, 31% were with FHA financing, and 16% were cash deals, reflecting investors’ purchases.    49% of the  homes that sold last month sold in under 30 days, reflecting great price and good condition.    55% of homes sold were under $300,000, the typical first-time buyer range.
