Carroll Creek Galleria – Future Develoment in the Historic District Downtown Frederick

With the development of the Carroll Creek Linear Park project have come some great additions to the Historic District in Downtown Frederick. The City has been given a boost by the beauty of the structures along the creek and by the increase of foot traffic from pedestrians. The next phase of park development is aleady funded and scheduled to begin later this year.
The next phase of commercial development, the subject of a previous blog post, is also just around the corner. The Galleria, a Mixed-Use Development, promises to be the crowning jewel to the Historic District. Chris and I had the pleasure of attending a focus group with The Wormald Companies, the developers of the Galleria at Carroll Creek. The group was made up of Condominium buyers and was gathered together to discuss the kinds of ammenities that condo buyers want. We also learned a lot about the upcoming project.
A preliminary Artist’s Rendition of The Galleria – Creekside ViewThe Galeria will consist of 34,000 square feet of ground floor retail space, with an elegant restaurant as the focus. There will be stores that will possibly include a book store, spa, coffee shop, apparel, and such. There will also be 122 high-end residential condominiums from floors 2 through 5, with varying floor plans, from 1 bedroom lofts to larger 3 bedroom homes. The prices will vary, of course, depending on size, but we were told the average would be around $500,000. They really couldn’t be too specific yet. The parking for the residential will be underground, 148 reserved spaces, connected to the adjacent parking garage, now under construction.
The theme of the architecture will be to incorporate Art, Living, and Architecture. A Signature Galleria Fountain will enhance a plaza with a mix of brick and paved walkways, much like parts of the Caroll Creek Promenade walkways, and green areas with benches and trees. It promises to be a beautiful place to shop, dine, and live.
The U-shaped structure will have driving entrances from All Saints Street and a main entrance that will be between the building and the parking garage. The Green area mentioned above will flow into the Creek Park, where the plans call for more greenery than other sections of the Linear Park.
The estimates are that construction won’t start until mid-to late 2010. The Wormald Company is taking reservations. In a couple of months they will start taking contracts and when they reach 15, they’ll be able to start the project in earnest. UPDATE: The construction of the Galleria Development has been put on hold due to the downturn in the economy. We’ll know later exactly how long that hold will be.

Condominium Living in East Frederick City

There are several Condominium Developments in the city of Frederick, with several ammenities and within close proximity to everthing in Frederick.
- At Monocacy Landing, in Dearbought there is one more brand new townhouse condominium on the market, a builder closeout, for $249,900. There are also 2 resales on the market. The HOA is $45 monthly and the Condominium/Coop fee is $150 monthly. The 2-level, 2 bedroom, 2.5 bath homes have a one-car garage and many lovely upgrades and are a spacious 2088 square feet.
- In Fredericktowne Village, there are 5 condominium units on the market ranging from $108,000 to $159,000. The condo fee is $165 a month, which includes building maintenance, lawn maintenance, Master Insurance policy, snow removal,trash removal. These were built in 1989. In nearby Monocacy Overlook, there are 4 units on the market, with condo fees of $115 a month.
- There are 6 condominiums on the market in Spring Ridge, outside the Frederick city limits, but a 5 minute drive to everything. The condo fees range from $170 to $205 a month. Spring Ridge offers many ammenities, like a pool, tot lots, ball fields, road maintenance, snow removal.
- There are 7 condos listed at Park Place on the Tuscarora, in Worman’s Mill. These have parking under the building, and have an HOA fee of $44 and a condo fee of about $260.
- There are 2 spacious townhouse condominiums in a little development called Braemar, next to Waterside. The HOA fee of $160 a month includes lawn care in front, snow removal, tot lots/Playground, and water.
- Lastly, there are five 2 bedroom, 2 bath condos on the market at Waterside. The condo fee is between $160 and $185 a month, and there is conflicting information about the HOA fee.
There are a number of lovely Condominium Developments in and around Frederick, with many conveniences and levels of luxury. Condominium Living in Historic Downtown Frederick

With the restorations of downtown Frederick, the continued development along Carroll Creek Linear Park, we now have several choices for condominium living in and near the Historic District.
- Lafayette Square at 10 All Saints Street, built in 1986, is a condominium development with 3 floors of units all surrounding a courtyard. There are 2 security gates by which to enter the units, and a central fountain with garden areas and outdoor furniture. There is one condo unit currently on the market for $224,900. The HOA fee is $203.00 a month, but includes Cable TV, High Speed Internet, Management, Insurance policy, Security, Snow Removal, Trash Removal, and Water.
- Creekside Plaza, the new mixed-use development at 50 Citizens Way, has 7 Creekside Condominium Units on the market. These are unfinished shells to be finished as 3 bedroom, 2.5 bath, by the owner. These are larger units than most, ranging from 1700 to over 2400 square feet, with condo fees of $452 to $552. These will be very prestigious units, located on the 5th and 6th floor. Just to show you the value of a finished condominium at Creekside, there is one finished Creekside Condominium Unit on the market for $890,000. This unit is 2 bedroom, 2.5 bath, with condo fees of $550. The Adjacent parking garage serves the condominiums.
- For those with the most disciminating and exquisite taste, there is one condominium on the market in the Historic District, The Lincoln House Condo, for $890,000. With a condo fee of $500 a month, from the wine cellar to the skylights and the elevator, this penthouse condo is exceptional.
- Less than 2 blocks down Carroll Creek are the Maxwell Place Condominiums, which surround a central parking garage. There are currently 2 on the market, 1 which faces All Saints Street, and 1 with a beautiful view overlooking the Creek.
- There are 3 brand new Condominium units on the market at Homes at Market Square, on Market Street, as well as 2 for rent. These have a HOA fee of $198 and have assigned carport parking.
- Not far from Downtown Frederick, just outside the Historic District are the Condominiums at Fairfield. There are 3 units on the market, all 2 bedroom, 2 bath, with condo fees of $230.00 a month, which include Custodial Services and maintenance, lawn maintenance, management, security, sewer, water, snow removal and trash removal. These condos were built in 1990, have assigned garage parking, which is underground, and the penthouses have private elevators.
- Also, right outside the Historic District, are several rows of Townhouse Condominiums on Mews Lane and 8th Street, built in 1986. There are 3 on the market, just under 1000 square feet, 2 bedroom, 1 bath, which have been completely renovated, priced at 189,900. The condo fee of 118.50 a month includes Lawn Maintenance, Management, Master Ins Policy, Sewer, Snow Removal, Trash Removal, and Water.

Future Building in the Historic District, Downtown Frederick MD

The building on the Carroll Creek Linear Park is entering its final stage, and there is more beauty and charm to come!
Excavation has begun on the new Parking Garage on the corner of Carroll Street and All Saints Street. The Wormald Company, of Worman’s Mill fame, will be building a group of Condominiums next to the parking garage, with underground parking connected to the city’s parking garage. Plans have not been made available yet. The Wormald Company is taking pre-registrations.
One Commerce Plaza, on the corner of East Street and Commerce, will include office condominiums, 
restaurant and retail, with the possibility of a banquet facility/conference center, totaling 114,000
square feet. Some integral parking will be available. We hope to see it materialize at the end of 2010!
The new Central Office for the Frederick County School Board, 191 East Street, is projected to be completed in Summer 2010. The 90,000 square foot space will consolidate all the various offices into one place. 
McCutcheon’s Apple Products will not be outdone either! They have plans for a beautiful new McCutcheons retail store along Carroll Creek. There will be retail space for lease to several other businesses as well as the McCutcheons store. McCutcheons is our own home-grown family owned business since 1938.

The Clustered Spires of Downtown Frederick Maryland
The Historic District in Downtown Frederick generally runs from East Street to Market Street, from 7th Street to South Street, and includes a ‘bump-out’ for Maryland School for the Deaf and the stately Victorians along Clark Place, as well as a few other bump-outs. There is a great map of the Frederick Historic District at the tourism website.
If you plan to buy a home in the Historic District, know that the planning commission has Historic District homes guidelines for the preservation of homes in the district. It amazes me to know that there is a file at the public library for each property in the district, because each is on the National Historic Registry. If you have interest in a particular home, you can research it yourself. You may find old pictures, floor plans or newspaper articles about the property.
With all the development taking place downtown, there are some beautiful new homes and newly renovated old homes for sale for those of you who want something modern and move-in ready.
If you plan to restore a home in the Frederick Historic District, there are Frederick County, MD State, and National tax credits available. Did you know that restoring old properties is very ‘Green’? Who knows, you might be able to take advantage of some Tax breaks for green renovations. And speaking of ‘green living’, downtown Frederick has a walkscore of 98 out of 100. 
There are currently about 40 homes for sale in and around the Historic District, downtown Frederick MD. All but 4 of them are actually historic. The others are condominiums in the new Creekside Plaza. These condominiums are basic unfinished units, ready for the buyer to finish out as they desire.*

Historic District Downtown Frederick Condominiums for Rent or Sale

There are 23 different floor plans and a private fitness center. The architects worked with the Historical Society to make sure the outside design was in keeping with the Historical District guidelines. Much of the original red brick was reused on the exterior of the condominiums.
